We are seeking a Contracts Manager who will be responsible for driving project execution from pre-construction through to closeout. This role extends beyond traditional contract administration, with a strong emphasis on project coordination, schedule alignment, cost control, and cross-functional collaboration.

We are seeking a Contracts Manager who will be responsible for driving project execution from pre-construction through to closeout. This role extends beyond traditional contract administration, with a strong emphasis on project coordination, schedule alignment, cost control, and cross-functional collaboration.
Skills And Qualifications
Project Management & Execution
- Partner with Project Managers and site teams to ensure contract scopes align with schedule, sequencing, and budget.
- Participate in project planning, trade coordination, and execution strategies across all phases.
- Identify and manage scope gaps, trade overlaps, and coordination risks, driving resolution proactively.
- Support resolution of field issues, scope disputes, and change conditions in a timely, commercial manner.
- Prepare, negotiate, and administer subcontracts, scopes of work, and commercial terms.
- Ensure all agreements are complete, coordinated, and executable, minimizing downstream risk.
- Manage change orders, back charges, and contract adjustments, ensuring alignment with budgets and approvals.
- Provide commercial risk analysis and recommendations related to scope coverage, pricing, and exposure.
- Coordinate bid packages, tender calls, and bid leveling to ensure complete and accurate trade coverage.
- Collaborate with estimating and purchasing to validate pricing, scope completeness, and constructability.
- Act as a liaison between project teams, subcontractors, consultants, and internal departments.
- Communicate scope requirements, contract expectations, and project priorities clearly.
- Participate in trade meetings and coordination discussions to ensure alignment.
- Maintain contract records, change logs, and compliance with documentation (insurance, WCB, safety).
- Support cost tracking and financial reporting, ensuring alignment between contracts and project budgets.
- Support deficiency management, turnover documentation, and warranty coordination.
- Ensure all contractual and documentation requirements are completed before closeout.
- Minimum 5+ years of experience in construction contracting, project coordination, or project management within a multi-family or commercial construction environment.
- Strong understanding of construction project lifecycle, including scheduling, budgeting, and trade coordination.
- Proven ability to bridge contract management with real-world project execution.
- Experience with contract drafting, negotiation, and change management.
- Union experience is an asset.
- Working across multiple provinces with a focus on Manitoba, Ontario, and Eastern Canada is an asset.
- Ability to read and interpret drawings, specifications, and project documents.
- Strong organizational skills with the ability to manage multiple projects and priorities simultaneously.
- Advanced proficiency in Microsoft Office (Excel, Word, Outlook); experience with construction software (ACC, Vista, etc.) is an asset.
- Excellent communication and interpersonal skills, with the ability to influence and collaborate across teams.
- Willingness to travel occasionally to project sites.
