Compensation: Competitive appointment-based and hourly compensation based on experience, verified qualifications, approved scope of work, and the type of HVAC appointment assigned.

Royal York Property Management is one of Canada’s leading property management companies, managing thousands of residential rental properties across Ontario and beyond. We are looking for experienced, reliable HVAC Technicians to join our growing network of service professionals.

This role involves travelling to residential properties to diagnose, maintain, repair, and install HVAC equipment within your verified qualifications and legal scope. Technicians will work independently, manage appointments through a mobile work app, document their findings, and complete assigned work safely and professionally.

What to Expect After Applying

If your resume aligns with the role, you will receive an email within 24 to 48 hours of applying with a link to complete a pre-recorded online interview.

The interview allows us to learn more about your HVAC experience, systems you can service independently, licences and certifications, diagnostic ability, tools, vehicle, availability, and comfort using a mobile work app before moving qualified candidates to the next stage of the hiring process.

What You’ll Do

  • Diagnose HVAC problems before recommending repairs or equipment replacement
  • Complete HVAC maintenance, tune-ups, repairs, and installations within your approved scope
  • Service residential systems such as furnaces, air conditioners, heat pumps, boilers, water heaters, ductless units, thermostats, HRVs, ERVs, ductwork, and ventilation equipment
  • Inspect filters, airflow, thermostats, controls, electrical components, and system operation
  • Identify required parts and explain when additional or specialized work is needed
  • Test HVAC systems before leaving to confirm proper and safe operation
  • Record equipment model numbers, serial numbers, findings, repairs, and completed work
  • Take clear photos of equipment, damaged components, installed parts, and completed work
  • Report unsafe equipment, unfinished work, licensing concerns, or issues outside your approved scope
  • Use a mobile work app to receive work orders, read instructions, navigate with GPS, upload photos, and update job statuses
  • Travel between appointments using your own vehicle

Mandatory Requirements

  • Minimum 3 years of paid professional HVAC field experience
  • Must be able to diagnose and complete assigned HVAC work independently without technical job-site supervision
  • Experience servicing, maintaining, repairing, or installing residential HVAC systems
  • Must have the appropriate active licences, certificates, tickets, or legal authority for the HVAC work being performed
  • Must have your own reliable vehicle to travel between appointments and carry tools, equipment, parts, and supplies
  • Must have your own HVAC tools and testing equipment appropriate for your approved scope of work
  • Must have your own suitable smartphone capable of using GPS, mobile work apps, taking clear photos, reading work orders, and submitting job updates
  • Strong diagnostic, troubleshooting, and problem-solving ability
  • Strong understanding of HVAC safety and the limits of your qualifications
  • Able to test completed work and report unresolved or additional problems
  • Basic English communication skills
  • Reliable, punctual, and comfortable with GPS-confirmed appointments
  • Must arrive no later than 30 minutes after the scheduled appointment time

Licensing and Scope of Work

Technicians will only be assigned work that matches their verified experience, licences, certificates, tickets, insurance, and approved legal scope.

Depending on the work being assigned, verification may include gas certification, refrigeration or air-conditioning qualifications, refrigerant-handling certification, sheet-metal qualifications, or other applicable credentials.

Gas, refrigerant, refrigeration, air-conditioning, sheet-metal, and household electrical work will not be assigned unless the required qualifications and legal authority have been reviewed and approved.

Technicians are expected to stop and report any work that is unsafe, regulated, or outside their approved scope.

Preferred Qualifications

  • Active G1 or G2 gas certification
  • Valid 313A or 313D qualification
  • Current ODP refrigerant-handling certificate
  • Valid 308A or 308R sheet-metal qualification
  • Manufacturer or equipment-specific training
  • Experience across multiple residential HVAC systems
  • Experience completing both service calls and preventative maintenance
  • Strong diagnostic and repair-versus-replacement judgment

Why Join Royal York Property Management?

  • Competitive compensation based on experience, verified qualifications, and assigned work
  • Higher earning opportunities for technicians approved for advanced or specialized HVAC work
  • Access to ongoing residential HVAC service opportunities
  • A combination of maintenance, diagnostic, repair, and installation assignments
  • Mobile scheduling, navigation, work orders, photos, and job updates
  • Independent work across residential properties
  • Job assignments matched to your verified skills and approved scope
  • Opportunity to build a long-term working relationship with an established property management company
