Position Summary

The Property & Maintenance Manager is responsible for overseeing the ongoing maintenance, repair, improvement, and general upkeep of AIMA facilities and affiliated properties, including the AIMA office, Shelly’s Indigenous Bistro, and designated residential properties.

This is a hands-on position requiring strong general maintenance, renovation, and repair skills. The Property & Maintenance Manager will identify property needs, complete repairs and maintenance where appropriate, coordinate larger projects and contractors, and support renovations and property improvements.

The successful candidate will be practical, dependable, resourceful, and capable of independently assessing maintenance concerns and determining appropriate next steps.

Key Responsibilities

Property Maintenance & Repairs

  • Complete routine maintenance and repairs across assigned properties.
  • Inspect properties and identify maintenance, repair, and safety concerns.
  • Perform general handyman/handywoman duties within the scope of the position.
  • Troubleshoot basic building, fixture, equipment, and property maintenance issues.
  • Complete minor repairs and improvements as required.
  • Respond to urgent maintenance issues and coordinate appropriate solutions.
  • Maintain properties in a safe, functional, and professional condition.
  • Maintain records of completed and outstanding maintenance work.

Renovations & Property Improvements

  • Assist with planning and completing renovations, upgrades, and property improvement projects.
  • Coordinate renovation and maintenance projects from initial assessment through completion.
  • Identify materials, equipment, and resources required for projects.
  • Obtain quotes and coordinate contractors or specialized trades when work cannot be completed internally.
  • Monitor contractor work and project progress.
  • Communicate project updates, concerns, timelines, and anticipated needs to Senior Leadership.

Preventative Maintenance

  • Conduct routine inspections of assigned properties.
  • Develop and maintain preventative maintenance schedules.
  • Identify potential issues before they become significant repairs.
  • Monitor the condition of buildings, fixtures, equipment, and property infrastructure.
  • Maintain organized records of maintenance requirements, repairs, inspections, and projects.

Contractor & Vendor Coordination

  • Coordinate access and scheduling for contractors, tradespeople, and service providers.
  • Obtain quotes for repairs, materials, services, and renovation work as required.
  • Ensure contractors and vendors complete assigned work appropriately.
  • Follow up on incomplete or outstanding work.
  • Communicate significant maintenance expenses or recommendations to Senior Leadership.

Vehicle & Equipment

  • Operate the provided company vehicle for work-related travel, transportation of materials, and property maintenance activities.
  • Maintain the company vehicle in a clean and responsible condition.
  • Safely transport tools, equipment, supplies, and materials as required.
  • Maintain and organize property maintenance tools and equipment.

Emergency & On-Call Support

  • Remain available for urgent property and maintenance concerns outside regular working hours as required.
  • Respond to emergency maintenance situations and determine appropriate immediate action.
  • Coordinate emergency contractors or services when specialized assistance is required.
  • Communicate significant property issues promptly to Senior Leadership.

Qualifications & Requirements

  • Previous hands-on experience in building maintenance, property maintenance, renovations, construction, general repairs, or a related field is required.
  • Demonstrated repair and renovation skills and ability to complete a variety of general maintenance and repair tasks.
  • Strong troubleshooting and practical problem-solving abilities.
  • Experience coordinating renovations, contractors, or maintenance projects is considered an asset.
  • Ability to assess maintenance concerns and determine when specialized trades or contractors are required.
  • Strong organizational and time-management skills.
  • Ability to work independently and manage competing maintenance priorities across multiple locations.
  • Ability to perform physically demanding work, including standing, bending, climbing, lifting, carrying, and working with tools and equipment.
  • Valid Manitoba Class 5 Driver’s Licence required.
  • Satisfactory Criminal Record Check required.
  • Satisfactory Child Abuse Registry Check required.
  • Reliable, professional, and able to respond appropriately to urgent or on-call maintenance needs.

Working Conditions

  • Full-time position with regular working hours.
  • On-call availability outside regular working hours is required for urgent maintenance concerns.
  • Position involves regular physical activity and the use of tools and maintenance equipment.
  • Indoor and outdoor work may be required depending on maintenance and project needs.
