Taggart Realty Management has approximately 3 million square feet under its management and is growing the portfolio of income-producing properties through development and acquisition. The organization continues to assess opportunities and projects that will help us expand our portfolio and service our customers best.

Work Description

The Director of Operations is responsible for the full operational management of a growing portfolio of commercial, office, residential and retail properties under Taggart Realty Management. This role balances strategic leadership with a deep operational command—driving performance, mentoring teams, and optimizing property operations while delivering a high level of tenant satisfaction and asset performance.

This individual will oversee and support the Property Management team, ensure seamless transitions from development to occupancy, and lead initiatives that enhance operational consistency, efficiency, and service excellence across the portfolio.

Key Responsibilities

Strategic Leadership & Organizational Development

  • Lead the operations function for a diverse and growing portfolio of commercial properties.
  • Collaborate with executive leadership, leasing, asset management, and development teams to set annual goals, business plans, and property strategies.
  • Design and implement standardized operational processes, manuals, and best practices to ensure consistency across the portfolio.
  • Lead the onboarding and stabilization of new assets into the portfolio, ensuring operational readiness and alignment with organizational goals.
  • Drive continuous improvement by identifying new technologies, systems, and workflows to enhance operations (e.g., Yardi integration, digitization of records).

Operational Execution & Oversight

  • Oversee day-to-day property operations, including tenant relations, maintenance programs, contract management, and regulatory compliance.
  • Guide the preparation and management of annual operating budgets; monitor financial performance and ensure corrective action when needed.
  • Approve service contracts and manage tendering processes (e.g., landscaping, snow removal) to ensure cost-effectiveness and vendor accountability.
  • Support and challenge development plans from an operational lens—review building designs, service planning, and long-term maintainability.
  • Manage utility transitions, tenant onboarding, and post-construction handovers to ensure a seamless move-in experience.

Team Leadership & Development

  • Provide strong leadership to the operations and property management teams, fostering accountability, performance, and growth.
  • Mentor and support Property Managers, Assistant Managers, Building Operators, and administrative staff in daily operations and career development.
  • Conduct regular site visits and performance reviews, offering coaching, guidance, and troubleshooting as required.

Tenant & Stakeholder Engagement

  • Ensure high levels of tenant satisfaction through consistent communication, problem-solving, and proactive service delivery.
  • Work alongside leasing and construction teams to ensure suites are delivered as promised and that tenant fit-ups are supported and well-coordinated.
  • Ensure all aspects of lease obligations are fulfilled and documented from operational and financial standpoints.
  • Review and manage accounts receivable, including rental delinquencies, legal follow-ups, and communication strategies.

Statement Of Qualifications

Knowledge, Skills and Abilities:

  • Post-secondary education required; degree in Business, Real Estate, or related field preferred.
  • Minimum 10 years of progressive experience in commercial property or facilities management, including 5+ years in a senior leadership role.
  • Strong knowledge of commercial and retail lease structures, service contracts, and tenant relations.
  • Certifications (completed or in progress) strongly preferred:
    • RPA (Real Property Administrator)
    • FMA (Facilities Management Administrator)
    • CFM (Certified Facilities Manager)
    • CSM (Certificate in Supervisory Management)
  • Proven ability to lead multi-site teams, develop people, and deliver results.
  • Exceptional communication, organizational, and analytical skills.
  • Proficiency in Microsoft Office Suite; experience with Yardi and AutoCAD is an asset.
  • Bilingualism (English/French) is considered an asset.
Work Environment

  • This role requires overtime, and hours of work will fluctuate.
  • Availability to troubleshoot in emergency situations. All hours of the week.
  • Schedule changes and open availability are required to suit the needs of the tenants and the property.
  • Providing service to several people or departments, working under many simultaneous deadlines
  • Willingness to be mobile- the role requires work to be performed on site, and in office.
