The Operations Supervisor for Industrial Properties is a key contributor to the success of our property management team, responsible for ensuring the operational efficiency, safety, and visual appeal of our industrial portfolio. This role balances strategic oversight with hands-on execution—overseeing daily maintenance, coordinating with contractors, enforcing safety and compliance standards, and supporting the long-term enhancement of property assets. This role requires both office-based and on-site responsibilities, promoting a proactive and collaborative approach to property management.

As Supervisor, You Will Be Responsible For

  • Oversee the daily operations and maintenance activities that ensure the building’s physical appearance and curb appeal are consistently high. This includes managing the upkeep of parking lots, paving, roofs, landscaping, snow removal and other essential services.
  • Responsible for creating and implementing any required reports for Operations.
  • Supervise building service contractors to ensure adherence to health and safety policies and work details are compliant with our building standards.
  • Conduct daily reviews of Maxx Support and Angus reports to ensure repairs are completed and tenant follow-ups are conducted.
  • Issue purchase orders and coordinate with administrators to confirm work is invoiced and completed as instructed.
  • Assist with insurance and risk management inspections, following up on deficiencies reports.
  • Be flexible with working hours to meet the needs of the properties.
  • Share in the on-call schedule and be available for occasional after-hours and weekend work.
  • Other duties as assigned.

Capital Projects

  • Work collaboratively with the Property Manager/Project Managers on all capital and tenant construction projects.
  • Participate in capital meetings with team members, consultants, and contractors.
  • Assist in coordinating access to tenant spaces for project completion.
  • Will help prepare and input any Capital submissions and help facilitate the signing of all CCDC or contracts, as required.

Team Collaboration

  • Collaborate with the team in developing and maintaining the annual budget, including quarterly forecasting.
  • Participate in the RFP process for building services, managing tender inputs into software programs like Procore.
  • Participate with the team and be the lead person responsible for all operations contracts, tendering, and prequalifying of contractors.
  • Assist with data collection and submissions for ESG reporting.
  • Assist in the collection and distribution of any important information for our tenants.

Leadership

  • Supervise, coach, and mentor the operations team, providing performance feedback and guidance.
  • Lead and inspire the Building Services Coordinator, assisting with development planning.
  • Proactively embrace Oxford philosophy and deliver exceptional service in every interaction.
  • Perform other duties as requested.

To succeed in this role, you will be required to have:

  • Have a minimum of 5-10 years of operational and maintenance experience with industrial buildings.
  • Strong working knowledge of mechanical systems including HVAC and fire and life safety systems in industrial infrastructure.
  • Strong leadership and team management skills.
  • Understand construction design, buildouts, and knowledge of reading blueprint drawings.
  • Excellent communication and collaboration abilities.
  • A valid “G” Driver’s License.
  • Any certifications/designations in construction or Project Management like BES, FMA, RPA would be a plus.
